Independence Harbor Rules and Policies
Rules and laws that all Independence Harbor Condo residents and owners must adhere to.
General Condo Rules Summary
When you moved in, you received a copy of Independence Harbor’s Public Offering Statement (POS), which includes the By-Laws and Rules & Regulations of the Condominium Association. Although we’re all responsible to honor those rules, in order to keep Independence Harbor’s neat and pleasant environment, we’re including a short list here as reminders. If you have any questions regarding the rules, regulations and/or By-Laws, call the Management Office for clarification.
If you’re getting a furniture delivery, or moving large objects in or out of your unit, you need to contact the Management Office to reserve the elevator, so as to cause minimal inconvenience to your neighbors.
We have reasonable expectations regarding pet owners’ responsibilities:
- No pets on lawn areas or sidewalks.
- Owners need to be sure their dogs do not create disturbances.
- Pet owners must clean up after their dogs anywhere – both inside and outside common areas.
- Aside from the Pooch Park, pets are not allowed in amenity areas.
- And, since pet owners are responsible for any injuries or damages their pets may cause, pets should be leashed or carried on condominium property.
There are specific rules regarding activities in and around the pool, which are listed in your POS, and are posted in the pool area. Most are logical – no running, diving, glass containers, etc. Radios can be used only with earphones. Children under the age of 10 must be accompanied by an adult; children between the ages of 10 and 14 must demonstrate swimming proficiency to the lifeguard, if they aren’t accompanied by an adult. Guests must be accompanied by residents. No children with diapers are permitted in the pool. And, kids under 14 cannot use the whirlpool.
The Exercise Room is limited to the use of residents. Kids under 14 must be accompanied by an adult. Please honor the rules that are posted in the Exercise Room.
Don’t speed in the parking garage, and park in your assigned spot, or one designated for general use marked with a green dot. Be sure you’re displaying the Independence Harbor resident ID on your car.
Specific Pet Rules
Pets must be taken into the street to perform their elimination functions. They are not to be walked on sidewalks or lawns. Pet owners must carry appropriate means by which to clean up after their dog whenever the dog is walked through or on any common area. Failure to carry such an item will be considered a fineable violation of this rule. Pets must be carried or leashed at all times when in common areas. Pets may not be placed, leashed or enclosed on terraces or patios without their owners present.
Pets are prohibited from amenity areas, pool, pool area, tennis courts, playgrounds, recreation center and any grassed or landscaped areas.
Pet owners are responsible for any damage to Common Elements or private property and for injury or disturbances their pets may cause or inflict. Pet owners are also responsible for assuring that their pets do not make or cause noises disturbing any other Resident.
If your pet should have an accident in the lobby, elevator, garage or other public area, in spite of your best efforts to prevent this, the pet owner shall clean up the soiled area immediately. This is the responsibility of pet owners, not building maintenance.
No animal or reptile of any kind shall be raised, bred or kept in any Unit, except that dogs (other than trained attack dogs, or other policing dogs) and cats not to exceed two per Unit may be kept in Units, provided however they are not kept, bred or maintained for any commercial purposes.
Please follow these rules and avoid fines. Independence Harbor is a quiet residential community that includes our pets. Pet owners must control their pets in order to assure the community of a clean and healthy environment.
